“I earned my broker’s license with a brain tumor. What did you do today?”
It was classic Rosanne. Even with uncertainty ahead, she could find something to laugh about—and give everyone around her permission to laugh, too. Just days earlier, life had looked very different. But the story that brought Greg and Rosanne to that hospital room—and to the new chapter waiting on the other side of it—had begun decades before.
From the Jersey Shore to Islamorada
Greg and Rosanne grew up in Point Pleasant Beach, New Jersey, along the Jersey Shore, where boating, fishing and life around the water were simply part of growing up. Together for more than 26 years, their shared appreciation for that coastal lifestyle eventually brought them south to Islamorada.
More than a decade later, the Florida Keys are not simply where they live. They are home.
For Greg and Rosanne, the appeal of the Keys has always extended beyond the water and scenery. They found a community where relationships mattered, neighbors still looked after one another and business relationships often developed into lasting friendships.

Experience Shaped by Business Ownership
Together, Greg and Rosanne bring more than 23 years of experience in business ownership, commercial real estate and business brokerage. Before advising other entrepreneurs and property owners, they had built and operated businesses themselves.
That experience shaped the way they viewed commercial real estate.
To an outsider, a transaction may appear to be a building, an asking price and a set of financial statements. To the owner, it can mean something entirely different. A restaurant may represent decades of early mornings and late nights. A marina may be a family’s largest investment. A hotel or resort may represent years of risk and reinvestment. A small business may be someone’s retirement plan, family legacy or life’s work.
Greg and Rosanne understood that because they had experienced business ownership themselves.
During eight years with RE/MAX Commercial, they focused exclusively on commercial properties and businesses throughout the Florida Keys, successfully selling some of the most iconic restaurants, resorts, marinas, hotels and retail strip centers. Over those years, they developed relationships with thousands of owners, investors, buyers and commercial real estate professionals throughout Florida and across the U.S.
Eventually, they began considering what the next chapter should look like.
The Idea Behind All Keys Commercial | TCN Worldwide
The idea behind All Keys Commercial | TCN Worldwide was not simply to leave one company and start another. They saw an opportunity to create something more specialized.
Greg, Rosanne and Lisa wanted to build a locally owned brokerage devoted exclusively to commercial real estate and business brokerage throughout the Florida Keys. Rather than trying to be everything to everyone, the company would concentrate on a specific market and only commercial real estate.
From Key Largo to Key West, those properties include everything from neighborhood retail and office buildings to restaurants, hotels, resorts, marinas and complex investment properties.

Local Knowledge With Global Reach
The Florida Keys, however, present an unusual challenge. The property may be local, but the buyer often is not.
A qualified buyer for a resort in Islamorada, a marina in Marathon or an investment property in Key Largo may be located hundreds or thousands of miles away. Greg and Rosanne believed that a Florida Keys commercial brokerage needed to combine highly localized knowledge with the ability to reach buyers, corporations and private equity firms throughout the world.
That search led them to TCN Worldwide Real Estate Services, one of the largest commercial real estate brokerages in the world.
Through their new business partnership with TCN Worldwide, All Keys Commercial became a part owner of an international organization of commercial real estate with more than 1,600 commercial brokers, 200 markets and 60 offices globally. The relationship gives the team the ability to remain locally focused while collaborating with commercial real estate professionals, investors and firms in markets throughout the United States and around the world.
For the Dullys, it represented the best of both worlds: a company owned and operated in the Florida Keys, with access to business relationships and resources extending globally.
A Relationship Business
It also fits their philosophy that commercial real estate remains fundamentally a relationship business. Their relationships in the Keys extend well beyond real estate.
Greg has served for more than eight years as a Deacon and board member of First Baptist Church of Islamorada. He also serves as Vice Chairman of Islamorada’s Land Planning Agency, Chairman of the Village’s Land Acquisition Committee and as a member of the Affordable and Workforce Housing Committee.
Those positions have allowed him to see the Florida Keys from several perspectives: as a business owner, commercial real estate broker, resident and member of a community continually balancing development, preservation, housing, property rights and the unique realities of island life.

Faith and Community
Faith and community also brought Lisa Pasquin to the Keys.
Like Greg and Rosanne, Lisa originally came from the Jersey Shore. After moving to the Keys with her family, she became involved at First Baptist Church of Islamorada through children’s ministry and community outreach. She began working with Greg and Rosanne more than four years ago.
What started as an employee relationship grew into a partnership built around many of the same things they valued personally: faith, family, service and relationships.
By 2026, the pieces for All Keys Commercial were finally in place. After years of planning and months of preparation, the new brokerage and TCN partnership were set to become official the very next day.

Everything Could Wait
And then Rosanne suffered a seizure, and she was rushed to Mariners Hospital in Tavernier.
A CT scan revealed a brain tumor, and she was transferred to Baptist Hospital in Kendall. Early the next morning, the family learned that Rosanne had a 2.8-centimeter tumor in the right frontal lobe of her brain.
The brokerage could wait. The office could wait. Everything could wait. What mattered was Rosanne.
As the family waited at Baptist Hospital, something remarkable began happening around them. Friends called and visited. Meals arrived. Church members prayed. Their pastors, Craig Campbell and Steve Olsen, remained with Greg and the family for 12 hours on surgery day. For a family accustomed to serving others, they suddenly found themselves on the receiving end of that same service.

Faith Became Their Constant
Faith became their constant. Rosanne trusted that God remained in control, even as the family faced an uncertain outcome. There was still room for humor, too—the source of that hospital-room inscription and a reminder that Rosanne was still Rosanne.
After a five-hour surgery and extensive post-operative care, the family finally saw her again. Her speech was clear, her memory intact and her personality unmistakable. The family’s relief was overwhelming. There were tears, laughter, prayers and gratitude to God, along with deep appreciation for Rosanne’s surgeon, nurses and the Baptist Hospital care team.
Rosanne is now home recovering and doing amazing. She is looking forward to returning to the work she loves, and All Keys Commercial | TCN Worldwide is moving forward.

All Keys Commercial Moves Forward
The company now has offices in Key Largo, Tavernier and Marathon and serves commercial real estate and business brokerage clients throughout the Florida Keys, from Key Largo to Key West.
But the meaning behind the launch is different now. What began as a business milestone became a reminder of how quickly plans can change and of what remains when they do.
For Greg, Rosanne and Lisa, commercial real estate has always been about more than buildings. Behind every property or business is a person—often a family—with something meaningful on the line. Their own unexpected experience has only deepened that perspective.
The principles underneath All Keys Commercial are simple: work hard, serve people with integrity, value relationships and honor God. And for the Dully family, one principle has become impossible to separate from the story: faith in their Lord and Savior, Jesus Christ.
The opening of All Keys Commercial did not happen according to plan. Perhaps that is what makes the story of its beginning worth telling.
